London-listed property developer Dar Global is exploring the launch of a dedicated Dubai real estate investment fund as it expands its investment management business and pursues acquisition opportunities across the Gulf, Europe, the United Kingdom and the United States.
The proposed fund would be managed through Dar Global Capital Partners (DGCP), the company’s investment management subsidiary. The strategy focuses on acquiring properties at attractive valuations and creating value through operational improvements, repositioning and long-term asset management.
Dar Global has not yet announced the fund’s target size, launch date or potential acquisition assets.
DGCP is assessing opportunities in Dubai as part of a broader international investment strategy. The company aims to identify properties with strong value-creation potential while prioritising competitive entry prices, downside protection and long-term returns.
Operating from the Dubai International Financial Centre (DIFC), DGCP is regulated by the Dubai Financial Services Authority (DFSA). Its target investors include sovereign wealth funds, institutional investors and high-net-worth individuals.
Dar Global also announced the appointment of chief executive Ziad El Chaar as chairman of DGCP, strengthening the connection between its property development operations and investment management activities.
“Through Dar Global, we built an international platform serving investors from more than 125 nationalities,” El Chaar said in a company statement.
He described the investment management business as the next stage in the group’s development, offering investors access to cross-border real estate opportunities through a regulated investment structure.
El Chaar also highlighted Dubai’s market fundamentals as a potential source of attractive investment opportunities.
The proposed fund represents another step in Dar Global’s strategy to broaden its business beyond property development and into institutional real estate investment.
The company has a development portfolio valued at approximately $23 billion in gross development value, spanning luxury residential properties, hospitality projects and branded real estate developments across international markets.
Dar Global is the international arm of Saudi developer Dar Al Arkan. Its projects have featured partnerships with luxury brands including the Trump Organization, Aston Martin, Lamborghini and Fendi.
By expanding into investment management, the company could pursue a wider range of property assets while using capital from external investors to support acquisitions and larger transactions.
Dar Global’s investment ambitions extend beyond Dubai. In a July interview with Arabian Business, El Chaar discussed the company’s acquisition of an asset management business in the DIFC and its plans to raise capital from third-party investors.
The approach could allow Dar Global to participate in larger investments without funding every project entirely from its own balance sheet.
El Chaar has also identified London’s prime property market as a potential opportunity for Gulf investors, particularly where weaker prices create attractive entry points for long-term acquisitions.
In the United States, the company intends to work with local developers and investment partners rather than immediately pursuing projects independently. El Chaar has stressed the importance of local market knowledge and established partnerships when entering unfamiliar property markets.
Alongside its investment management ambitions, Dar Global continues to expand its portfolio of luxury branded developments across the Gulf.
Its projects include Trump-branded developments in Dubai, Saudi Arabia and Oman, alongside properties associated with other international luxury brands.
The company has previously maintained that demand for its branded developments remains resilient despite political controversy surrounding some brand partners.
A dedicated investment fund could complement this development business by giving Dar Global access to assets and markets beyond its existing project pipeline.
The proposed Dubai-focused fund remains at the evaluation stage. Dar Global has not disclosed a launch timetable, capital-raising target, investor commitments or specific acquisition plans.
If launched, the fund could provide another channel for institutional and private investors seeking exposure to real estate in Dubai and other major international markets.
For now, the proposal signals Dar Global’s intention to expand its role from luxury property developer to a broader cross-border real estate investment platform.
